500 Harbour Island
Ahead of Tampa’s housing boom, Atlantic American Partners made a $19,000,000 investment in the development of 500 Harbour Island, a luxury high-rise multifamily apartment community near downtown Tampa.
The property offers 235 units, concierge service to its residents, a rooftop pool and sun deck, rooftop recreation area with dog park, vast lobby and event space, a resident clubroom, a secure parking deck, and breathtaking views of Tampa’s downtown skyline and Tampa Bay.
The property leased up in less than 18 months and commands some of the highest rents in Tampa.
Statehouse Varsity & Arena
Taking advantage of a growing enrollment of more than 41,000 students, Atlantic American Partners made a $13,500,000 preferred equity investment in the development of Statehouse Varsity and Arena, two student housing properties on the campus of Florida State University.
The properties offer 138 fully-furnished units (604 bedrooms, each with its own bathroom), large resident clubrooms, state-of-the-art fitness centers, private and group study rooms, and rooftop amenity decks with swimming pools and jumbotron TV.
The property was 100% leased two months before opening and sold prior to receiving its certificate of occupancy.
Le Méridien Tampa
Atlantic American Opportunities Fund II made a $12,000,000 investment in a redevelopment of Tampa, Florida’s historic federal courthouse into the Marriott-branded Le Méridien Tampa.
Recognized by the National Register of Historic Places, Tampa’s century-old historic federal courthouse was completely transformed into a stunning and award winning boutique hotel that offers 130 guest rooms and suites, ornate meeting and event space and a signature French brasserie.
The redevelopment effort involved completely reinventing the building’s interior, while keeping the exterior façade and historic elements intact.
Pearce at Pavilion
In the wake of the 2008 global recession, Atlantic American Opportunities Fund IV made a $10,500,000 equity investment in the development of Pearce at Pavilion, a class A garden-style apartment community.
Located in Riverview, Florida, the property offers 250 residential units with surface parking, a spacious resident lounge, game room, kids room, state-of-the-art fitness center with yoga/cycle studio and massage room, and a resort-style pool with cabanas and outdoor kitchen.
Delivered in 2016, the property was sold for the highest price ever paid for a garden-style community in the Tampa Bay area, at the time.
Entra West End
Campus Life Fund I made a $15,500,000 equity investment in the development of Entra West End, a mixed-use property on the campus of Morehouse School of Medicine in Atlanta, Georgia.
Built in partnership with Morehouse School of Medicine, the property houses 187 student housing units (345 beds), a 25,000 square foot ambulatory health facility operated by the university, a 9,000 square foot fitness and wellness center, and 2,500 square feet of retail space.
