Atlantic American Fortune Fund I was the firm’s first offering under its Fortune Fund brand.  The Fund raised $50,000,000 from 100 EB-5 investors to create a diversified portfolio of three assets – a luxury multifamily residential rental apartment high-rise, the redevelopment of a historic office building into a Le Méridien hotel, and a multifamily residential rental apartment community – located in three different States.

YOO on the Park

Fortune Fund I made a $23,000,000 investment in YOO on the Park, a 25-story multifamily residential rental apartment high-rise, situated in the heart of Midtown Atlanta, Georgia – adjacent to Piedmont Park and the Midtown Mile.

YOO on the Park features an extensive list of amenities and first-rate finishes indicative of a resort-style, luxury apartment building.  Highlighting some of the community amenities, the Project features a grand lobby along with 24-hour concierge services and a chic resident coffee lounge.  Residents also enjoy a state-of-the-art, 24-hour exercise facility and expansive clubroom that features billiards, lounge area, and entertainment bar.  Taking advantage of Atlanta’s renowned warm climate, the Project’s community terraces offer an outdoor kitchen & grilling area as well as a saltwater pool with private cabanas, and for the mild spring and fall evenings, residents can take advantage of the cozy outdoor fireplace.

The Project has partnered with internationally acclaimed Yoo Design Studios to design and brand Yoo on the Park.  Yoo Design is an award-winning residential and hotel design company and lifestyle brand that has branded 63 projects in 48 cities (in 29 countries) throughout Asia, Africa, Australia, Europe, North and South America and the Middle East.

Le Méridien Houston Downtown

Fortune Fund I made a $14,000,000 investment in the redevelopment of one of downtown Houston, Texas’ older office buildings into the Le Méridien Houston Downtown.

The Le Méridien Houston Downtown is a full-service hotel situated in downtown Houston, Texas that will operate under Marriott’s (formerly Starwood Hotels & Resorts) Le Méridien lifestyle brand.

The Project features an extensive list of amenities and first-rate finishes, including 255 guestrooms, a state of the art reception/lobby along with onsite concierge services, a rooftop pool that opens to an outdoor sundeck, as well as a rooftop viewing area.  There will be approximately 8,000 square feet of meeting space, including a penthouse ballroom, ballroom pre-function area, and business meeting rooms.  In addition, the Project will have a signature restaurant and bar as well as a HUB lounge for hotel guests.

The Project is centered around the redevelopment of Houston’s historic Melrose Building, located in Houston’s central business district.  Opening in 1952, the Melrose Building was Houston’s first modern-style skyscraper, and has recently been added to the National Register of Historic Places.

Delray Station

Fortune Fund I made a $14,000,000 investment in Delray Station, a 284 unit multifamily residential rental apartment community located in the beach community of Delray Beach, Florida.

Delray Station offers one-, two- and three-bedroom units, priced in line with the current rental rates of the market area.  The Project’s apartment units are housed in seven, three-story garden style buildings.  Common area amenities include a resort style clubhouse and pool with cabanas, fitness center, playground/tot lot, secure bicycle storage/repair room, nature area, green spaces with pavilions, putting green and dog park.

The property is ideally situated with easy access to Delray Beach’s main thoroughfares, as well as a short bike/walk to downtown Delray Beach.
