Campus Life Fund I, an EB-5 offering focused exclusively on student housing, raised $49,500,000 from 99 EB-5 investors to invest in four purpose-built student housing properties located in the Southeast United States.

Bellamy Daytona

Campus Life Fund I made a $6,500,000 equity investment in the development of Bellamy Daytona, a purpose-built student housing property located in Daytona Beach, Florida, that caters to students attending Embry-Riddle Aeronautical University and Daytona State College.  The garden-style apartment community offers 96 fully-furnished apartment units (376 total beds), a resort-style clubhouse and pool, fitness center and student life programming.

Entra West End

Campus Life Fund I made a $15,500,000 equity investment in the development of Entra West End, a mixed-use property located at the entrance to the Atlanta University Center (“AUC”) in Atlanta, Georgia.  The AUC is a group of four colleges and universities in downtown Atlanta, consisting of Morehouse College, the Morehouse School of Medicine, Spelman College, and Clark Atlanta University.  The Project was developed in partnership with Morehouse School of Medicine, which was in need of medical office space and housing for its students.

The vision for the Project was to create a walkable, multi-use community, comprised of purpose-built student housing apartments (190 units with 340 total beds), 25,000 square feet of medical office space, an expansive 9,000 square foot fitness center, and 2,500 square feet of retail space.

The student housing component’s common area amenities include a large clubroom, spacious central courtyard with ample outdoor seating, grilling areas and garden space, private study rooms, and a secure, structured parking garage.  The student housing units come fully furnished with beds, dressers, kitchen appliances, dining table/chairs, living room table/couch/chair(s) and television.

Rivers Walk

Campus Life Fund I made a $9,500,000 equity investment in the development of Rivers Walk, a purpose-built student housing property located in Boone, North Carolina, that caters to students attending Appalachian State University, which has a total enrollment of nearly 19,000 students. 

The Project offers 146 rental apartment units (382 total student beds) and amenities including a resident club room, fitness center, swimming pool, and secure controlled-access parking garage.  Units come fully furnished (beds, dressers, tables, chairs, couches, kitchen appliances, television, full size washer/dryer) and include granite countertops in kitchens, islands with bar seating, faux wood flooring, and large flat screen HDTVs.

Haven 17

Campus Life Fund I made a $18,500,000 equity investment in the development of Haven 17, a purpose-built student housing property located in Tallahassee, Florida, that will cater to students attending Florida State University, which has a total enrollment of nearly 42,000 students.  The Project will offer 208 rental apartment units (728 total student beds).

The Project’s amenities will include a clubhouse/common area space, fitness center, swimming pool and resident lounge, private study rooms, secure controlled access, parking garage, high-speed internet access, and units will come fully furnished (beds, dressers, tables, chairs, couches, kitchen appliances, television, full size washer/dryer) and include smart home technology (Amazon Echo, Smart Lighting, Smart Thermostat, and Smart Locks).
