PORTFOLIO – ASSET MANAGER

Position Overview

We are seeking an experienced Commercial Real Estate Asset Manager to oversee the performance, strategy, and execution of a portfolio of ground-up development and operating assets, including multifamily apartments, student housing, and hotels. This role will be responsible for maximizing asset value throughout the full lifecycle — from pre-development and construction through stabilization, refinancing, and disposition.

The ideal candidate combines strong financial acumen, operational insight, and development experience, with the ability to manage multiple stakeholders and drive superior investment returns.

Key Responsibility

 

Asset Strategy & Portfolio Management

  • Drive value creation through leasing strategies, operational optimization, capital planning, and strategic initiatives.
  • Monitor asset performance against underwriting, budgets, and forecasts.
  • Identify risks and opportunities and implement corrective strategies.Development & Construction Oversight

Development & Construction Oversight

  • Collaborate with development, design, and construction teams to ensure projects remain on schedule, within budget, and consistent with investment objectives.

  • Review development budgets, construction contracts, schedules, and change orders.

  • Monitor construction draws, lender reporting, and budget adherence.

  • Participate in entitlement, design, and value-engineering decisions.

Financial Analysis & Reporting

  • Help maintain detailed financial models, including development pro formas, operating budgets, cash flow projections, and valuation analyses.

  • Conduct variance analysis and prepare quarterly asset performance reports for senior management and investors (via newsletters).

Operations & Property Management Oversight

  • Oversee third-party property managers and hotel operators to ensure operational excellence and alignment with asset business plans.

  • Review operating budgets, leasing plans, marketing strategies, and capital expenditure programs.

  • Participate in regular calls with sponsors / developers to stay on top of asset performance.

  • Conduct regular performance reviews and site visits.

  • Implement best practices across property management and operations.

Capital Markets & Investor Relations

  • Assist in refinancing and disposition analysis, including lender and broker engagement.

  • Coordinate and review any Documentation related thereto.

Market Research & Investment Support

  • Perform market research, competitive analysis, and feasibility studies on an as-needed basis.
  • Support acquisition underwriting, due diligence, and investment committee presentations on an as-needed basis.

Miscellaneous

  • Be the point person for any regional center compliance issues.
  • Prepare I-829 templates for filing with investor petitions to USCIS.
  • Coordinate responses for any Requests For Evidence from USCIS.

Qualifications

 

Education

  • Bachelor’s degree in Finance, Real Estate, Business, Economics, or related field required.
  • MBA or Master’s in Real Estate a plus.

 

Technical Skills

  • Advanced financial modeling skills in Excel.

  • Strong understanding of development underwriting, construction budgets, and project financing.

  • Familiarity with property management, hotel operations, and leasing dynamics.

 

Experience

  • 2–5+ years of experience in real estate asset management, development, acquisitions, or related roles.

  • Experience with ground-up development and multifamily, student housing, and/or hospitality assets.

 

Soft Skills

  • Excellent analytical, organizational, and problem-solving skills.

  • Strong written and verbal communication skills.

  • Ability to manage multiple projects and deadlines.
